ANALYSIS: housing + mixed-use
Permeability
Housing tends to be formed within irregular shaped blocks given the ‘organic’ structure of the favela, however the blocks are small, which provides more alternative routes when travelling from A to B than there would be if the block sizes were larger.
Entrances to mixed-use development create an accessible interface between public and private space, which provides people with rich experiences and plenty of choice.
Variety
Mixed-use development generates a great deal of variety and activity. Ground floor shops are both economically and functionally feasible at this scale because of the high population density and amount of exchange that remains within the community.
Robustness
Mixed-use buildings are robust in the sense that ground floor units have particular dimensions that allow for flexibility in future change of use. They have a basic frame and open front that provides the opportunity for change inside and extending outwards.
Personalisation
The personalisation of various buildings makes the use of each one explicit. This is something less likely to be seen in modern, homogenous glass buildings.
